Reasons

Both parties attended the hearing. Ms Sun represented the landlord.
The landlord has applied for rent arrears, compensation, payment of the bond, and reimbursement of the filing fee following the end of the tenancy.
The tenant agreed the claim for rent arrears. Cleaning
At the end of the tenancy the tenant must leave the premises reasonably clean and tidy.
The landlord claims that some cleaning was needed after the tenancy ended and even after the tenant had returned to the premises to do additional cleaning. The landlord produced photographs showing a kitchen cupboard door and dishwasher in needed of cleaning.
The tenant said he had returned and cleaned those items and he produced photographs proving that he had done so.
The landlord has failed to prove that the tenant is liable for the cost of cleaning and so this claim is dismissed. Lawn Seeding
There was a bare strip of lawn at the front of the premises where cars had been parking partly on the lawn beside an area of hard standing.
The tenant said that cars had parked there because the landlord failed to keep the trees on the other side of the standing trimmed, forcing the cars off the standing.
The tenant did not produce ant evidence in support of that. He has not therefore disproved liability for the damage and so I have awarded the cost of reseeding the lawn. Wall Damage
The landlord claims 4 insurance excesses of $500 for damage to various walls throughout the premises.
The tenant admitted that there were one or two areas of wall that were damaged during the tenancy but otherwise denied liability for the damage that is claimed.
The landlords’ evidence in support of this claim was poor. The photographs produced were of poor quality and they did not clearly show the alleged damage. To the extent that any damage was visible, I would class it as either fair wear and tear, or as unlikely to be caused by the tenant.
In my assessment the reasonable cost of repairing and painting the damage the tenant accepted is $500 and that is what I have awarded. I note also that there was evidence that the premises had not been painted for quite some time and they may have been due for some renovation in any case. I note as well that the work has not been done. Filing Fee
The landlord has had some success and so I have awarded the filing fee. Bond
I have split the bond to give effect to my decision on the tenant’s liability.
