The landlord has applied for rent arrears. The landlord provided rent records which prove the amount owing. The arrears are proven. An order is made accordingly.
The landlord sought an order that the tenant pay a plumbing invoice of $184.00 for unblocking a drain. The landlord’s plumber noted the invoice that the blockage was due to cat hair. The tenant says her cats’ hair did not cause the blockage.
I am not satisfied on the balance of probabilities that the blockage was due to the tenant’s not exercising reasonable prudence in cleaning her cats. Therefore, the landlord’s claim is not proven, and it is dismissed.
