There was no appearance for the tenants and no contact with the Tribunal is recorded on file. All tenants have been emailed notification of the hearing date and time to their service addresses, so I continued in their absence.
The landlord has applied for payment of rent arrears to the termination date, compensation for lost rent under the fixed term contract and for end of tenancy costs, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

The parties entered into a fixed term tenancy which is a binding promise by a landlord to provide the premises until the end date and by tenants to pay rent until that date.
The Tribunal ordered termination of the tenancy and the return of possession to the landlord on 5 February 2024 on the grounds the tenants had abandoned the tenancy.
The rent summary was provided today and shows rent paid up to 31 December 2023. I calculate rent owing to the termination date as $2,931.43 and award this amount.
The landlord told me today that a new tenancy commenced from 22 March 2024.
