The landlord provided a schedule of water rates and repairs to 4 June 2024. The schedule totals $4,248.55.
Ms Brown did not dispute any of the costs on the schedule.
[The landlord’s representative/s] said that since 4 June there have been two more repair costs – to a grille on the exterior part of the air conditioning unit, and to a fence.
Ms Brown acknowledged that she caused the damage to the fence. The cost of repairs was $209.38.
Ms Brown said that she did not cause the damage to the grille. She said that she discovered the damage one morning. The grille had been intentionally damaged, removed, and then dumped in a field nearby. It is noted that Ms Brown has previously had issues with her neighbours.
Tenants are not liable for damage that is caused by someone who enters the premises without consent.
