Reasons

The landlord’s representative attended the hearing today. Neither tenant attended nor contacted the Tribunal. I continued in their absence as they have both been sent email notice of the hearing date and time to addresses for service.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent?

The tenancy ended on 24 June 2024 by a previous order of the Tribunal as it was proven that the premises had been abandoned without notice. The tenants emailed the agent a few days before the order was finalised and confirmed they wished to end the tenancy.
The landlord provided rent records which prove the amount owing at the end of the tenancy as $2,278.57. End of tenancy costs
Tenants have an obligation to:- a. leave premises reasonably clean and tidy, b. remove all rubbish, c. return all keys and security devices, d. and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The photographs supplied by the landlord (taken on 24 June 2024) show that the premises were not reasonably clean and tidy, and that lawns and gardens needed weeding and mowing.
There were a few items of rubbish in an outside shed (mattress toppers, old linen, garden items, a barrel of empty bottles). These had to be disposed of.
No keys were left so the locks had to be changed.
There were 11 light bulbs missing or blown and I award the cost of replacements. A tenant is generally expected to replace lightbulbs during a tenancy. I do not award the claimed compensation for labour to replace these as in my view this could have been done as part of the cleaning or property management work.
Invoices have been provided to prove the claims.
The landlord has substantially succeeded with the claim, so I award the filing fee and suppress the name, as sought.
The balance owing is payable by the tenants. If they contact the landlord and make a payment plan, they may be able to avoid more collection costs and a negative credit rating.
