An application for suppression has been made in this case, and the Tribunal orders suppression of the tenant’s name and identifying details.
[The tenant/s] must pay Kāinga Ora–Homes And Communities $1,763.92 immediately, calculated as shown in table below.

Reasons

The landlord attended the hearing which was held by teleconference. The tenant did not attend the hearing.
The landlord has applied for rent arrears and compensation following the end of the tenancy.
In May 2024 the tenant sent the landlord an End of Tenancy notice due to his having been taken into custody. The end of tenancy was effective as of 14 May 2024. The landlord provided rent records which prove the amount owing at the end of the tenancy was $947.14. The amount is proved.
The tenant was not effectively served notice of the hearing due to being taken into custody during the tenancy. At today’s hearing the landlord requested that service requirements be dispensed with due to the tenant’s circumstances and because the claim is a simple claim for rent arrears and rubbish removal, see Residential Tenancies Act 91B(2)(c).
I accept the landlord’s argument on this point and I dispense with the usual service requirements.

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The landlord provided a statement, oral evidence and photographs that show that at the end of the tenancy the tenant left the premises with a moderate amount of rubbish. The landlord spent $816.78 removing rubbish form inside and outside of the premises.
The amount ordered is proved.
Because there is sensitive information concerning the tenant’s circumstances, the Tribunal has suppressed the tenant’s identity, see the Residential Tenancies Act, 1986, section 95A(4).
