Some curtains were removed and others damaged. The landlord has claimed the cost of new curtains. The curtains were 6 years old. I have taken into account betterment and depreciation. In calculating depreciation, I have taken into account the age and condition of the items at the start of the tenancy and their likely useful lifespan. The damage is more than fair wear and tear, and the tenants have not disproved liability for the damage.
