Liarnie Te Paea must pay [The landlord/s] $2,235.93 immediately, calculated as shown in table below.
The Bond Centre is to pay the bond of $1,920.00 ([Bond number suppressed]) to [The landlord/s] immediately.

Reasons

Only the landlord’s representative attended the hearing held by videoconference today. I continued in the absence of the tenant as she has been emailed notice of the hearing. Her phone is disconnected.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
The tenancy ended on 25 September 2024 after the tenant gave notice. The landlord provided rent records which prove the amount owing at the end of the tenancy. I award this amount.
At the end of a tenancy, the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all landlord chattels. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986 (RTA).
If making a claim for damage, a landlord must prove that any damage happened during this tenancy and is more than fair wear and tear. Fair wear and tear is anything that would happen as a normal and ordinary part of living in the property.
A tenant is liable for any intentional or careless damage. Tenants are liable for the actions of people at the premises with their permission. Sections 40(2)(a), 41 and 49B RTA.
The tenant left rubbish and unwanted belongings (including mattresses and a fridge) inside and in the back yard.
The unit was not left reasonably clean and tidy and the carpet was dirty and needed deodorising (as a dog had been there, without permission).
The landlord proved that the tenant asked for two internal doors to be replaced earlier in the tenancy and agreed to pay the cost. The landlord says she has not made any payment towards the $480.00 owing. I award this amount now.
Photographs prove that the following damage happened during the tenancy and is more than wear and tear:- a. 3 internal doors and wardrobe panels had holes in them; b. There was a large hole in the bedroom wall (about 1.5m x 1m); c. Another hole and damage in the lounge wall; d. Some of the kitchen cabinets and drawers were broken.
The tenant is liable for the repair or replacement costs.
I award all claims as they are reasonable and invoices were supplied.
The landlord has succeeded with the claim so I must award the filing fee and suppress its name, as sought.
The bond is refunded to the landlord in full and the balance payable by the tenant.
