[The landlord’s representative], representing the landlord, attended the video conference hearing. Neither of the tenants attended the video conference hearing. The phone numbers for the tenants, the last three digits being 328 and 506 respectively, were each called without any response. As the tenants were served, the hearing proceeded in their absence.

The landlord said the tenant did not leave the premises reasonably clean and tidy. The landlord claimed $971.75 for cleaning and carpet cleaning at the end of the tenancy.

The landlord did not, however, provide any entry or exit inspection reports or photographs of the condition of the property at the start or end of the tenancy. Further, the landlord provided a cleaning invoice, but the hours stated on the invoice by the cleaners did not appear to match with what the cleaners charged on the invoice for cleaning. The landlord was unsure about why there was this anomaly.

Given the lack of any inspection reports or photographs and the invoice which contained conflicting information, I find there is insufficient evidence provided by the landlord to prove the tenants did not leave the property reasonably clean and tidy. Therefore, the cleaning and carpet cleaning claim is dismissed. Filing fee
