The landlord attended the hearing.
The tenant did not attend the hearing by Teams video link. A telephone call was made to the tenant on the number provided at the allocated hearing time. The call went to voicemail. The Tribunal may hear matters in the absence of a party where satisfied that notice of the hearing has been given. I am satisfied that notice was given to the tenant.
The landlord has applied for compensation and reimbursement of the filing fee following the end of the tenancy.

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy and remove all rubbish. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish.
The landlord provided photos of the rubbish in an exterior shed and furniture that was required to be removed. The landlord provided an invoice for $413.00. The claim is reasonable.
The landlord provided photos of the interior of the premises which showed that work was required to bring the property up to a reasonably clean and tidy standard. The landlord provided an invoice for $1,242.50, which noted that it was for a “deep clean”. A tenant is required to leave a property reasonably clean and tidy. The cleaning conducted and charged for by the landlord would have brought the premises to a higher standard of cleanliness than that required of the tenant. I have considered both the narration to the invoice and the photos provided by the landlord in evidence. In the Tribunal’s view a reasonable charge to bring the premises to a reasonably clean and tidy standard would be $900.00.
The tenant kept a dog on the premises. The landlord said that the odour at the end of the tenancy was such that the carpets needed to be cleaned. The landlord referred to it as a “wet dog” smell. The landlord provided an invoice for $150.00. The amount claimed is reasonable.
The amounts ordered are proven.
