The hearing proceeded by way of telephone conference. [Property Manger], Property Manager, appeared for the landlord. [Tenant] appeared. Unsuccessful attempts were made to join [Tenant] to the hearing. [Tenant] appeared for both tenants, stating [Tenant] was customer facing and unable to attend.

The tenancy commenced on 20 September 2019 and was periodic.

On 27 March 2025 the landlord filed an application seeking termination of the tenancy for breach of the tenant’s obligations, rent arrears, outstanding water rates, and reimbursement of the filing fee.
