The tenant was supplied with two full 45kg gas bottles at the beginning of the tenancy. The bottles were empty at the end of the tenancy. The cost of refilling them is proven.

Power and broadband are owed for the period from 21 May – 19 June 2024. Key, cleaning and rubbish

Tenants must return all keys, remove all rubbish, and leave the premises reasonably clean and tidy at the end of the tenancy. 2

Only one of the two keys was returned. The claim seeks the cost of cutting a new key, which is proven.

The exit inspection report shows that the tenants had made an effort to clean the premises, but some further cleaning was required to bring the premises to a reasonably clean and tidy standard. The amount claimed for replacing the lamps ($80) is fair and reasonable, and the costs of replacing the remote control ($36.98) and mattress protector ($79) are proven. I have applied depreciation of 50% to the mattress protector cost. Damage

Tenants are liable for damage beyond fair wear and tear that occurs during the tenancy.

Ms Downie provided copies of the entry and exit inspection reports, which include detailed notes and photographs.

The evidence shows that the following damage (beyond fair wear and tear) occurred during this tenancy: a. Damage to walls in lounge and two bedrooms, some of which was poorly repaired by the tenants. b. Damage to side table. c. Cigarette burn damage to curtains, carpet, and mattress.

The cost of repairing and painting the damage to walls ($250) is proven.

There were two side tables with mirrored tops and drawer fronts in bedroom 1. At the beginning of the tenancy there was a crack in the top on one of the tables, this damage is noted in the entry inspection report. At the end of the tenancy the top of the other table was badly damaged.

The claim seeks $250.00 I have no evidence around the cost of replacement of this table or of its age. The amount claimed seems reasonable but given this lack of evidence it is appropriate to take a cautious approach. I will award compensation of $200.00.

There was cigarette burn damage to the curtains, two burns on the carpet, and burns on a mattress. The claim seeks the cost of replacing the curtains ($409) and unspecified compensation for the other damage.

Smoking was not permitted in the house.

The claim for replacement of the curtains is proven. I will apply depreciation of 50% to the new replacement cost claimed.
