The landlord has provided a quote for $3,220 being the cost of decontaminating the premises. The landlord has provided evidence an insurance claim was made, but declined due to lack of cover. The landlord says the decontamination work has been carried out and seeks reimbursement of that cost also.

The landlord did not provide evidence of having conducted a test for methamphetamine shortly prior to the start of this tenancy. At the hearing, the landlord confirmed no testing for methamphetamine was carried out prior to this tenancy.

A landlord must prove that damage to the premises occurred during the tenancy.

Without evidence to show the premises was not contaminated by methamphetamine prior to this tenancy, the landlord has not proved the damage to the premises occurred during this tenancy.
