Reasons
- This application was scheduled to be heard by video conference. The tenant did not link to the Teams link sent to her and both calls I made to the number provided for her went unanswered. The hearing proceeded in her absence.
- The landlord has applied for outstanding water rates, cleaning costs and reimbursement of the filing fee.
- The background to this application is that the tenant abandoned the tenancy part way through her fixed term. A previous Tribunal Order (5196616) ordered the tenant to pay $3337.00 to the landlord which largely comprised of rent arrears to 11 April 2025.
- The landlord has proven at today’s hearing that the tenant owes $105.43 in water rates and she is required to pay this amount.
- A tenant is also required to leave premises reasonably clean. The photographs provided by the landlord do not fully justify the claimed cost of $287.50 for cleaning and so I have reduced this amount to $250.00.
- Further to this, I am ordering the tenant to reimburse the filing fee to the landlord because the landlord was substantially successful with the claim against her. C ter Haar 27 August 2025
