The landlord attended the hearing, set down to be conducted via video. Two calls to the tenant went unanswered and to voicemail. After the first call went to voicemail, a brief message was left introducing myself and explaining the purpose of the call. The message concluded with the advice I would try a second time after waiting some minutes. I was satisfied adequate service had completed and I continued with the hearing after the second call also went unanswered.

The landlord has applied for compensation for cleaning and rubbish removal costs and the reimbursement of the filing fee, following the end of the tenancy.

This tenancy was started 31 January 2025 ended on 29 April 2025 by Tribunal order 5215951 dated that same day. Termination was ordered due to abandonment. Rent arrears were also ordered and the bond was released to the landlord. That order is under enforcement.

Police also observed in the report the property was “kept in an untidy manner, with food, clothes and faeces on the carpet. The smell can be attributed to old rubbish within the property.”

The landlord provided a series of exit photos that justified her concern. A review of the entry photos confirmed the condition evidenced shown at exit had eventuated during this tenancy.

The landlord said she obtained a number of quotes for the extensive clean up and rubbish removal required. The one accepted was the cheapest. The final invoice totalled $7,475.00.

The invoice itemised the effort as:

Based on the evidence, the effort detailed and the invoiced amount are both considered reasonable. It appears something has gone very wrong in this tenancy. Without any tenant explanation, the root causes or reasons for the evidenced condition remains unknown but the liability is the tenants.

The tenant did not return the keys. A locksmith invoice for $203.50 was produced to evidence the cost here. This is awarded in full.
