Both parties attended the hearing.
The landlord has applied for rent arrears, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent and water rates?

The tenancy ended on 26 July 2025. The landlord claimed for and provided rent records and water rates invoices for the amounts owing of $2,642.14 for rent and $484.46 for water at the end of the tenancy.
The tenant disputes these amounts on the basis of outstanding repair and maintenance issues at the property however no cross application in respect of these issues was filed by the tenant and so I was unable to consider these further. As discussed at the hearing, there is nothing preventing the tenant from filing any further claims against the landlord.
In addition, the tenant says that the rent would not have been in arrears if the landlord had allowed her to end the tenancy earlier than she eventually did. The tenant detailed highly stressful events at the tenancy that required her to move from the property earlier than she intended. The tenant requests the bond to be refunded to her.
Although I accept the tenant’s submissions around the stressful events leading to her leaving the tenancy, this does not change the tenant’s liability for rent until the tenancy did end. There is no general obligation on a landlord to agree to end a fixed term tenancy and no application for a reduction of a fixed term tenancy before me.
I therefore consider that the rent and water amounts ordered are proved.
Because Udy Realty Limited as the agent for Donglei Du has wholly succeeded with the claim I must also reimburse the filing fee.
The landlord did not seek name suppression. The tenant did seek name suppression, however, no reasons advanced outweigh the public interest in money owed and so this is declined. See section 95A of the Residential Tenancies Act 1986. R Harvey-Lane 25 November 2025
