Items such as a desk, mattresses, luggage, and an empty chair were found, suggesting the tenants had vacated the premises in a hurry. She also noted some damage to the walls.

However, [The landlord’s representative/s] found it unusual that large appliances like the washing machine and fridge were missing, which raised further questions. Despite this, she had no way of confirming whether the tenants had taken them or if someone else had removed them after the deportation.

Based on these circumstances — the sudden departure, a call from a friend to the tenants, the state of the property, and the inability to contact the tenants — [The landlord’s representative/s] concluded that the property had been abandoned.

Because the premises have been abandoned, and rent is in arrears, the tenancy is terminated immediately.
