The hearing proceeded by way of video conference. [Property Manager], Property Manager, appeared for the landlord. The tenant did not appear, and unsuccessful attempts were made to join her to the hearing by telephone. The Tribunal was satisfied the tenant was properly served with the notice of hearing and the case proceeded in their absence.

The tenancy commenced on 16 October 2023 and is periodic.

On 31 March 2025 the Tribunal issued a conditional termination order, requiring the tenant to pay rent and rent arrears to avoid immediate termination of the tenancy. The conditional termination order was not complied with.
