Reasons

Both parties attended the hearing by video conference.
The landlord has applied for rent arrears, compensation, payment of the bond, and reimbursement of the filing fee following the end of the tenancy. Rent
The tenancy ended on 30 July 2025 following service by the landlord of a 10- day demand to pay rent arrears and a 48-hour notice of termination. The tenant remained in occupation until 31 July when he was trespassed.
The landlord provided rent records to prove the amount owing at the end of the tenancy. The tenant did not dispute the arrears but said that he has a cross claim against the landlord which he has filed with Tenancy Services.
For obvious reasons I cannot take the tenant’s cross claim into consideration today and I have awarded the arrears in full. Cleaning
At the end of the tenancy the tenant must leave the premises reasonably clean and tidy. The tenant did not do so. He said that he was not allowed to return to the premises to do the cleaning. He suggested that his eviction was unlawful due to his claim against the landlord.
The tenancy was validly terminated, and the landlord had no obligation to allow the tenant to return to the premises to clean them. I have therefore awarded the cleaning costs in full. Door Damage
The landlord claims the cost of repairing damage to the door of the tenant’s room. There was impact damage to the outside face of the door.
There was similar damage to the door of the room next door and the landlord claimed that there was an altercation between the tenant and the tenant of that room. The landlord suggested that the other tenant damaged the tenant’s door, and the tenant damaged the other tenant’s door in retaliation. The other tenant paid for damage to one door, and he was evicted.
The tenant denied causing any of the damage and said that the other tenant was entirely responsible.
There were no witnesses to the damage and the landlord’s assertion that the tenant has some responsibility for the damage is speculation. The claim has not been proved to the required standard and so it is dismissed. Filing Fee
The landlord has been substantially successful and so I have awarded it the filing fee.
