The Bond Centre is to pay the bond of $1,360.00 ([Bond number suppressed]) to [The landlord/s] immediately.

Reasons

The landlord attended the hearing by video. The tenants did not appear and were called on a phone number from the tenancy agreement. The landlords said that the tenant often changed her phone number. There was no answer, and the hearing continued without the tenant present.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent ?

The tenant gave notice to end the tenancy on 16 April 2025 and the landlords received the keys on 17 April. The landlords claimed and extra week of rent saying that the tenant requested this to attend to carpets and remove items, but this never happened.
The landlords did not provide any evidence that there was an agreed week extension to the tenancy, and I find that the tenancy ended and the landlords took possession on 17 April 2025, rent arrears are awarded to this date.
The landlord provided rent records which prove the amount owing at this date.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish. A lot of large items of furniture were left behind and food, small items of rubbish. There was no evidence that any cleaning was attempted.
The landlords cleaned the premises and provided a copy of their cleaning schedule and quote as a comparison for the cost of a commercial clean. Cleaning costs are awarded.
The tenant took responsibility for the stain to the carpet in an email dated 22 March 2025, and there was evidence of another stain provided. Carpet cleaning and stain removal is awarded.
The amounts ordered are proved.
The tenant left behind some large items including bookshelves, mattresses, outdoor furniture and bedding. The landlord stored these at their premises and claimed $50.00 per week costs. This claim is based on information provided from two storage unit companies. The items were collected 4 weeks later. The landlord is awarded $200.00 as claimed.
Because [The applicant/s] has wholly succeeded with the claim I must reimburse the filing fee and grant name suppression as requested.
