On 3 September 2025 the landlord filed an application with the Tribunal seeking: i. Rent arrears. ii. Outstanding water rates charges. iii. Compensation for the cost of changing the locks following the end of the tenancy. iv. Reimbursement of the eviction warrant fee; and v. Reimbursement of the filing fee.
The hearing proceeded by way of video conference. Mr Guliani, Property Manager, appeared for the applicant. The respondents did not appear, and unsuccessful attempts were made to join them to the haring by telephone. The Tribunal was satisfied the respondents were properly served with the notice of hearing and the case proceeded in their absence. Relevant legal considerations

At the hearing on 3 July 2025, the landlord withdrew their claim for immediate possession of the property and the Tribunal made a conditional termination order 1 .
