Reasons

The landlord’s representative attended the hearing by video conference today. The Tribunal and the property manager telephoned the tenants however the phone went to voicemail and another number did not connect. I continued with the hearing as the tenants have been emailed notice of the hearing date and time to an address for service.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy. Rent
The tenancy ended on 19 September 2025. The landlord provided rent records which prove the amount owing at the end of the tenancy is $1,184.29 and this is awarded. Cleaning, rubbish removal, repairs
At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986 (RTA).
The landlord provided photographs taken at the start and at the end of the tenancy. These prove that:- a. The premises were not left reasonably clean and tidy; b. Not all rubbish and belongings were removed including some large items; c. Some rubbish was left amongst garden waste and a fire pit built by the tenants had to be removed.
The photographs also satisfy me that repairs were needed for damage that is more than wear and tear and that occurred during the tenancy. The tenants did not attend the hearing so have not disproved liability.
The damage is:- a. One pane of glass in a door and another in a window were broken, and one glass louvre was missing from the bathroom window; b. One power point was broken and hanging out of the wall; c. There was one small square hole cut in the wall in a bedroom; d. A wall lamp had broken off and was missing; e. Tiles on the left corner front of the fireplace hearth were broken; f. A section of guttering on the front of the garage was missing and a wooden board had been put up (the landlord says the tenants attached a basketball hoop here).
Invoices were provided for all work. My decisions on the amounts to be awarded are:- a. The glass repair invoice is reduced as there were no photos to prove damage to two cracked windows. b. The rubbish removal invoice is reasonable for the work done. c. The cleaning invoice states that 18.5 hours of work was done, and I agree that the photos support this. The amount charged is $95.00 per hour which is significantly more than what is commonly charged for cleaning. After offering the landlord (owner) the opportunity to comment, I reduce this to $50.00 per hour (inclusive of gst) and award $925.00. In my view this is reasonable for the work required. d. The repair invoice states that 14.75 hours of work was required, which I accept. The hourly rate charged is $55.00 per hour plus gst which is reasonable and is awarded in full. Filing fee and suppression of names
The filing fee is awarded to the landlord.
No suppression orders were sought, and none apply.
The bond is refunded to the landlord and the balance is payable by the tenants.
