The Bond Centre is to pay the bond of $3,040.00 ([Bond number suppressed]) to [The landlord/s] immediately.
Samantha Naomi Tavita must pay [The landlord/s] $3,428.75 immediately, calculated as shown in the table below:

Reasons

Both parties attended the remote hearing.
The property manager was assisted with an interpreter.
The landlord has applied for: a. termination of the tenancy, b. rent arrears c. water rates, d. payment of the bond, e. reimbursement of the filing fee. Termination
The Tribunal shall make an order terminating the tenancy if satisfied that the rent was, at the date the application was filed, at least 21 days in arrears. 1 Rent was at least 21 days in arrears on the date the application was filed.
The tenancy is terminated. The tenant requested 2 weeks to vacate the premises, however the landlord opposed this as the rent has not been paid for the last three weeks and the tenant is significantly in arrears. I have therefore allowed the tenant 2 days to vacate the premises. Rent arrears
The landlord provided rent records which prove the amount owing as at the termination date. Water rates
The landlord provided water rates statements and invoices to prove the amount owing and the amount owing is not disputed. Filing fee

The application for the bond was not included in the application form, however as discussed at the hearing, by consent the bond is to be paid to the landlord immediately to offset the rent arrears. Suppression

The landlord sought suppression and as the application is successful, I have made an order accordingly.
The tenant applied for name suppression due to a concern about the impact publication will have on finding a new tenancy. Given the level of rent arrears I consider the public interest outweighs the tenant’s interest in suppression and name suppression for the tenant is declined.
