Reasons
- The landlord attended the hearing which was held by video conference. The tenants did not attend. The landlord texted the tenants at the start of the hearing reminding them of the hearing, but the tenants did not call or join the hearing by video. I am satisfied the tenants received notice of the claim and hearing.
- The landlord has applied for termination of the tenancy for breach of the tenant’s obligations, rent arrears and refund of the bond.
Should the tenancy be terminated?
- The landlord made an application to terminate the tenancy on the ground that the tenant has failed to pay rent. The landlord has sent the tenants a number of 14 day breach notices from 5 November 2025 onwards, requiring the tenants to remedy their rent arrears. The rent breaches were not remedied.
