How much is owed for rent?

There was some dispute between the parties regarding the end date of the tenancy.
On 29 September 2025 a Tribunal mediated order was sealed making a conditional termination order following a mediation.
On 23 October 2025 the tenants gave notice to terminate the tenancy with an end date of 23 November 2025.
The landlord claimed that the tenancy ended on 24 November 2025 after obtaining an eviction order following breach of the mediated order.
The tenants claimed that the tenancy ended on 11 November 2025 as the landlord informed them by email on 10 November that the tenancy was terminated immediately and that all goods were to be removed by 11 November as the locks would be changed. They stated that they had already mostly moved out but did not return to the premises after 11 November 2025 as they believed the locks were changed.
Having considered the evidence of both parties I find that the tenancy terminated on 11 November 2025 for the following reasons: (a)The landlord action in invoking termination for breach of the conditional termination order overrode the tenants’ notice to terminate. (b)The tenants were already in the process of moving out and had emptied the house and their remaining goods were in the garage and outside. (c)I accept the tenants’ evidence that when they received the email stating that the tenancy was terminated as at 11 November 2025 they did not return to the premises and considered the tenancy at an end. (d)The landlord was aware or ought to have been aware on 11 November that the tenants had vacated as the property manager had told the tenants to be out by 11 November and went to the property on that day and saw the tenants had vacated. (e)There was no need for an eviction on 24 November in these circumstances. The tenants had already given notice to end the tenancy on 23 November and in fact left by 11 November after being told by the landlord to be gone by that day as the locks would be changed.
The landlord provided rent records. The amount owed to 11 November 2025 is $3000.00 and the tenants are ordered to pay the arrears owing.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The landlord claims that the tenants did not leave the premises reasonably clean and tidy and did not remove all rubbish. The landlord provided exit inspection reports and photographs and invoices for the work done. The tenants stated their intention to clean up the premises but due to the sudden ending they were not able to complete this. The tenants did not respond to the landlord email asking about arrangements for the remaining goods at the premises. Having considered the evidence I find that although the tenants had good intentions the premises were not left reasonably clean and tidy both inside and outside and not all rubbish was removed.
The amounts sought for cleaning and carpet cleaning are ordered as sought. The invoice for lawns, gardens and rubbish removal of $410 is reduced by $20 to $390 to recognise that there would have been some further growth after the tenancy ended before the work was done a few weeks later.
The tenants did not return the keys. The tenants are ordered to pay the sum of $253 for the cost of lock/key replacement.
The landlord claimed that the following chattels were missing at the end of the tenancy: (a)An exterior lock box containing keys was found missing on 21 November 2025. The tenants denied removing this and stated they did not return to the premises after 11 November 2025. The landlord provided insufficient evidence to prove this claim as there was insufficient evidence that the tenants were responsible for the lock box removal and furthermore no invoice for the cost of replacement was provided. (b)The garage remote was not returned. The landlord claimed this was put in the letterbox by the owner at the beginning of the tenancy. The tenants denied ever receiving a remote and stated that throughout the tenancy they used the button inside the garage to open the garage door. The landlord provided insufficient evidence to prove this claim as the owner was not present today and there was insufficient evidence that the tenants had received the remote and furthermore there was no invoice provided for the cost of replacement. Filing fee/Suppression
Because [The landlord/s] has substantially succeeded with the claim I have reimbursed the filing fee.
The Tribunal may on the application of any party or on its own initiative make a suppression order, having regard to the interests of the parties and to the public interest. Section 95A (4) Residential Tenancies Act 1986. The respondent seeks suppression. The applicant advised that although the tenants encountered difficulties at the end of the tenancy, they were good tenants who looked after the property during the tenancy. The tenants attended today and advised of their difficult personal circumstances. Having considered the factors in this case the Tribunal finds that the interests of the parties outweigh the public interest in their identities being published and orders suppression of all party identifying details. Payment arrangements
The parties discussed payment of the debt at the end of the hearing. The tenants wish to pay off the debt in instalments and stated they could afford $30- 50 per week to reduce the debt. The property manager agreed to discuss this with the owner in the hope that an agreement for a repayment arrangement can be reached between the parties.
