Reasons

The landlord attended the hearing with her husband and a mandarin interpreter. The tenant did not appear. One hour before the hearing the tenant communicated with the Tribunal claiming they wanted an adjournment due to personal reasons. I am not adjourning the hearing for the following reasons: -The rent arrears and water bills are serious. The tenant is over 24 weeks in arrears and has made absolutely no effort to make any payments towards the rent or water bills. -The tenant did not specify what her “personal reasons” were. -The tenant has had months’ worth of notice of todays hearing and so could have communicated with the Tribunal earlier if there was a genuine reason for an adjournment. -The landlord is in serious financial harm, and the tenancy cannot continue without some relief to the rent arrears. The landlord filed their application on 3 December 2025. -The tenant did not attend the mediation or communicate with the Tribunal or landlord before or after the mediation advising why they had not attended. -I consider the request to be a means to stall the Tribunal terminating the tenancy.

The hearing will process today in the absence of the tenant. Landlord claims:
