Charlotte Cairns and Stuart Eaton must pay [The landlord/s] $2,312.14 immediately, calculated as shown in table below.

The Bond Centre is to pay the bond of $2,100.00 ([Bond number suppressed]) to [The landlord/s] immediately.
The application for the cost of filling gas bottles at the end of the tenancy is dismissed.

Reasons

Both parties attended the hearing which I conducted by phone on 13 April 2026. I adjourned the hearing until 5.00 pm to allow the tenants time to produce an invoice for filling the gas bottles (or accessing them) at the start of the tenancy.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy. Accepted claims
The tenants accepted the landlord’s claims for rent arrears, repairing a hole in the wall between the kitchen and lounge, cleaning a couch to remove pet soiling, and for the hire of a skip to remove the damaged carpet and for the costs of disposing of it. I have marked those claims with *. The order for them is made by consent. The claim for filling the gas bottles
The landlord has claimed $341.10 for filling the gas bottles at the end of the tenancy.
The tenants have produced evidence that they paid to fill the gas bottles at the start of the tenancy – a receipt for $307.80 from Caltex Westport.
The landlord has responded suggesting that the parties share the cost claimed.
I do not find that the tenants are liable for the cost of filling the gas bottles at the end of the tenancy when they filled them at the start. Nor should they be caught up in a change of the name of the supplier which appears to have caused some confusion. I dismiss this claim. Agreed settlement
The landlord sought the insurance excess of $5,000.00 for damage to the carpet throughout the premises due to pet soiling.
The owners received a cash settlement. Had they been awarded the full excess they would have been completely reimbursed for new carpet.
On claims for damage such as this the Tribunal must consider depreciation and fair wear and tear.
In addition to the claim for the insurance excess, the owners claimed for the cost of accommodation they incurred when they could not move back to the premises due to the damaged carpet.
Once I explained the legal hurdles the landlord faced with this claim, the parties agreed to settle the total claim for damage to the carpets, including the owners’ additional expenses, for $3,000.00. I have made that order by consent also. Filing fee
Because the application is successful, I must reimburse the landlord the filing fee. Name suppression
The landlord sought, and is entitled to, an order for name suppression. The tenants are not entitled to name suppression as they have not successfully defended the application 1 .
