The tenants must pay the debt in order 1 at the rate of $75.00 per week.
The first payment must be made on Tuesday 12 May 2026 and payments must continue every Tuesday until the debt is paid in full.
If the tenant fails to make any payment within 2 working days of the due date, the balance of the debt owing will be payable immediately and can be enforced through the District Court or a debt collection agency.
The Bond Centre is to pay the bond of $2,600.00 (BN-00136324) to Unique Realty Limited T/A Professionals As Agent For Ramesh Pandey immediately.

Reasons

The landlord’s representative and both tenants attended the hearing held remotely today.
The landlord has applied for payment of rent arrears, costs of cleaning and garden work, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
The tenancy ended on 21 February 2026. The landlord provided rent records which prove the amount owing at the end of the tenancy is $6,478.57.
Both landlords and tenants have legal obligations. A landlord must provide the premises in a reasonable state of cleanliness (which includes removing all rubbish from previous tenancies), and a tenant must do the same at the end of the tenancy. See sections 40(1)(e)(ii)-(v) and 45 of the Residential Tenancies Act 1986.
After reviewing photographs taken at the end of the tenancy, my decision is that the tenants did leave the premises reasonably clean and tidy. I have no concerns.
There were one or two missed areas, but these are minor. I award $35.00 to the landlord as it should have taken no more than half-an-hour to tidy the missed areas up.
This was a large lifestyle property. The tenants agree they did not keep up with maintaining the grass. The photos show it was long at the end of the tenancy. I award the claim for mowing and weed spraying based on the invoice supplied.
The bond is refunded to the landlord.
An agreement was reached today that the tenants will repay the balance owing by weekly instalments of $75.00.
The landlord does not seek suppression of name and there is no reason to suppress the tenants’ names.
