Reasons
- The hearing was conducted by way of video conference.
- Mr Singh appeared on behalf of the landlord.
- The tenant, Mr Iosefo, did not attend the hearing and made no contact with the Tribunal to explain his absence or seek an adjournment.
- Mr Singh advised that the landlord’s usual method of communication with the tenant is by email. The last communication from the tenant was in January 2026.
- Since that time, the landlord has made attempts to contact the tenant by both email and telephone, but has received no response.
- Mr Singh confirmed that, to the landlord’s knowledge, the tenant remains in occupation of the premises.
- In the interests of fairness, I attempted to contact the tenant by telephone using the number ending in 6500. Two attempts were made, but no connection was established.
- The landlord has applied for termination of the tenancy for breach of the tenant’s obligations, rent arrears and refund of the bond.
