How much is owed for rent and water rates?

The tenants gave notice and moved out, which was not an option available to them because of their fixed term tenancy. The landlord found new tenants really quicky and the new tenancy started on 9 February 2026. I find the fixed term tenancy ended on 8 February 2026 and the tenants owe rent until that date. The landlord provided a copy of the new tenancy agreement, rent records and water rates invoices which prove the amount owing at the end of the tenancy. Recovery of expenses incurred by the landlord in finding new tenants.
The landlord sent an invoice to the tenants asking for just over $800 for the break lease fee. This recovery of reasonable expenses incurred in respect of the early end of the fixed term is allowed under section 44A Residential Tenancies Act 1986.
I have not allowed the time spent preparing the new tenancy agreement or conducting inspections. I understand that there has been an additional cost but the inspections and the agreement are documents required by the landlord, and so the landlord should pay for these. I have reduced the claim by 1.5 hours and find the rest of the invoice is reasonable. Other orders
