- I am satisfied that the tenants have been served accordance with the relevant provisions of the Residential Tenancies Act 1986 and so the hearing proceeded in the tenants’ absence.
- The landlord had applied for termination of the tenancy due to rent arrears but advised at the hearing that the tenants have left.
- The last day of the tenancy was 28 April 2026.
- The landlord said that the tenants purported to give notice during the tenancy but the landlord reminded them that they had signed a fixed term tenancy and that the tenancy was not due to end until July 2026. However the tenants stopped paying rent and the landlord discovered that they had left.
- The landlord produced a rent summary proving that rent owing to 28 April 2026 is $5,385.71 and water owing to the end of the tenancy is $452.14.
