How much is owed for rent?

The tenancy was terminated on 24 October 2025, but the tenant did not vacate until 17 November 2025. The landlord is entitled to rent for that period. The landlord provided rent records which prove the amount owing.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish. However, the landlord did not provide proper evidence of loss.
The landlord is reminded that a party who brings a claim to the Tenancy Tribunal must prove on the balance of probabilities (more likely than not) that their version of events took place. They must prove both that the other party has breached its obligations and the loss (or consequence) they have suffered because of that breach.
In this instance the landlord provided quotes for work it says was required when the tenancy ended more than 6 months ago. No invoices or receipts were provided. It seems that some of the work was not done because the landlord intended to renovate, and other work was not done because of a break in at the premises. The landlord’s representative could not advise the Tribunal what work had been done and at what cost. There were no invoices for the work done, which might have allowed me to assess whether any of it was attributable to the tenant.
For that reason, most of the landlord’s claims are dismissed. The claim for paint touch ups is dismissed because the photographs did not establish anything more than wear and tear. Similarly, the fence repair is a maintenance issue.
I have awarded a sum for cleaning consistent with the uncleanliness at the end of the tenancy. I accept that some cleaning was required. I also accept the quotes for carpet and window repairs. These were standalone issues; the damage was established, and I accept the quotes represent the cost of repair.
As the landlord was partially successful, I award reimbursement of the Tribunal application fee.
