The tenancy of REYNA JEWELL AROKURA MANU BIANCHI at [Tenancy address suppressed] is terminated, and possession is granted to [The landlord/s], immediately at 10am on Wednesday 27 May 2026.
The landlord will apply the bond of $3400 that he is currently holding towards the rent arrears.
REYNA JEWELL AROKURA MANU BIANCHI must pay [The landlord/s] $4,321.44 immediately, calculated as shown in the table below:
This matter is determined as indicated by the orders above, but the landlord is granted a period until the 11 June 2026 within which, if the tenant has not removed her belongings from the premises, including her vehicle, the landlord can request that the matter be brought back to the Tribunal so that the tribunal can make an order for the disposal of the tenant’s goods if required. If the landlord requests that the Tribunal make an order then the matter will be re- opened.

Reasons

Only the landlord attended today’s hearing. Termination and rent arrears
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
Rent was at least 21 days in arrears on the date the application was filed (15 May 2026). The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided rent records which prove the amount owing at the end of the tenancy.
The tenancy only began on the 12 March 2026 and was for a fixed term of one year. The tenant paid the bond and two weeks rent in advance. Since the beginning of the tenancy that is the only payment that the tenant has made. The tenant has made no further payment of rent.
The landlord tells me that he has tried to contact the tenant on the numbers he has, but he had not heard from her. He has been told by neighbours that other people, who he thinks may be the tenant’s family have been at the property. He believes that the tenant is overseas and that her family are staying in the property. Water.
The landlord also claimed the two water rates invoices which have not been paid. I have awarded the consumption portion of those invoices, which the tenant is liable for.
I observe that the low water rates shows that little water has been used at the property over the past two months and this also indicates that the tenant is unlikely to be still living in the property. The tenant’s belongings.
The landlord says that he believes that the tenant’s belongings are still at the property including a vehicle. The tenant needs to make contact with the landlord to arrange a time to collect her belongings. If the tenant does not make a time to collect the belongings, then the landlord can apply to the Tribunal for an order disposing or selling the belongings. Filing fee and name suppression
Because [The applicant/s] has wholly succeeded with the claim I must reimburse the filing fee and grant name suppression as requested.
