The tenancy ended on 24 June 2023. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.
An Order was made on 20 June 2023 (Case 4558409) for the Tenant to pay rent arrears of $6750.00. Since then, the bond refund was applied towards this and the outstanding balance as at 17 July 2023 was $6300.00.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986. The tenant is required to replace worn out smoke alarm batteries during the tenancy. See section 40(1)(ca) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
The tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish. The property appeared as if nothing had been cleaned so the Landlord undertook cleaning of the whole property. There was mould build up on the windows. The carpets needed vacuuming. The lawns at the front and back of the house required mowing.
There was a lot of rubbish left behind that required disposal which included mattresses, a couch, desks, tables, chairs, a trampoline, grocery trolley, freezer and a whole heap of chairs. A truck was hired for the disposal. Invoices were provided for the rubbish removal, cleaning and lawn mowing as well as photographs from the outgoing inspection report dated 17 July 2023 which substantiated the charges.
The tenant did not return the keys for the front door and security door. An invoice was provided for the change of locks.
The amounts ordered are proved.
As [The landlord/s] has wholly succeeded with the claim the Tenant must reimburse the filing fee and name suppression is granted to the Landlord.
