How much is owed for rent?

The landlord has applied for rent to the date that the Tenancy Tribunal terminated the tenancy. However from the evidence I have heard today I am satisfied that the text from the tenant on 31 May was clear notice that she was ending the tenancy. The text stated that she had left the property, was living with her mother, that most of their possessions had been removed but there were still some to remove. She stated that she could not afford the rent due to medical and employment issues. The landlord did not need to apply to the Tribunal for abandonment. The tenants did not abandon. They gave notice they could not continue the tenancy. I have ordered 28 days rent be paid from 31 May, being rent to 28 June 2024.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave all of the premises reasonably clean and tidy, and did not remove all rubbish.
The landlord did most cleaning and rubbish removal and lawns and garden work himself. His claimed rate of $25.00 per hour is reasonable. I have considered the landlord’s evidence and also lack of evidence and made a determination of a fair amount based on that.
The tenant did not return the keys. Giving keys to a neighbour is unwise.
The amounts ordered are proved. Filing Fee
Because the landlord has been wholly successful with the claim, the filing fee of $20.44 is ordered.
