Ms Hargood read the water meter at the final inspection and calculated the amount of water used from 4 August to the end of the tenancy.

Tenants must leave the premises reasonably clean and tidy at the end of the tenancy.

Ms Walters provided photographs from the final inspection report. I understand that the tenants left the premises in rushed and difficult circumstances. The photographs show that in some respects the premises were not left reasonably clean and tidy. The amount claimed for cleaning is reasonable and conservative.

The keys were not returned at the end of the tenancy.

There was some, relatively minor, damage to the premises during the tenancy. A door handle was missing. The door also had a hole in it. There was some drawing on the walls. The claim seeks the cost of replacing the door, some ‘touch up’ painting on the walls, and replacing the locks.

The damage to the door is beyond fair wear and tear. I accept that it was cost effective to replace the door rather than attempt repair. Tenants must return all keys at the end of the tenancy. The claim for change of locks and replacement of the garage door remotes is proven.

The landlord has been successful in this application and I must also award the landlord the filing fee of $20.44.

Ms Walters asked the Tribunal to consider granting name suppression to the tenants.

The Tribunal must grant name suppression upon application to any party who has been successful in the proceedings. The Tribunal also has a discretion to grant name suppression to any party “having regard to the interests of the parties and to the public interest” 1 . 1 Section 95A(4) Residential Tenancies Act 1986

At the hearing Ms Walters explained why she considered it would be appropriate to grant name suppression to the tenants.

Having regard to these factors I will grant the request for name suppression.
