How much is owed for rent?

The landlord provided rent records which prove the amount owing at the end of the tenancy was 2 weeks and 2 days. The tenant accepted that this was owing. I award $1,371.43 arrears.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, and remove all rubbish. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish.
Viewing the photos of the tenancy after the tenant moved out the costs are justified. The tenant said the marks in the kitchen sink cupboard were caused by a leak, however, this was a minor issue with the other extent of the cleaning necessary. The full amount of the landlord for cleaning is awarded.
For the removal of rubbish, I note that approximately half of the items left in the garage were pallets and torn up chip-board flooring left by builders who repaired a floor early in the tenancy as part of the landlord’s maintenance. The other items included household items and the costs of tidying the garden and removing rubbish and other items from the garden. The tenant said the gardens were not tidy when the tenancy began, but this is not made out by the pre- tenancy photos which show the gardens in a reasonably tidy state. I deduct $100 from the amount sought by the landlord to account for the builder’s debris, the other costs claimed are reasonable, and I award $210.50.
The following chattels were missing at the end of the tenancy, curtains in the living room, bedroom, bathroom, and dining room, and a toilet roll holder. The landlord advises that these items were approximately 5 years old. The Ttribunal depreciation guide gives an 8 year life to such items, so the amount claimed for the material is adjusted to account for this, however the labour claimed for replacement is unaffected by the depreciation. I award $507.90.

Is the tenant responsible for the damage to the premises?

The landlord has claimed the costs of repairing drains for issues caused by wetwipes being wash down drains. The tenant accepted that she was responsible for and liable for these costs. See sections 40(2)(a), 41 and 49B RTA.
I award the $121.90 sought.
