Melody Mamaengaroa Ngawhika must pay [The landlord/s] $7,431.68 immediately, calculated as shown in table below.

Reasons

The landlord’s application seeks vacated rent arrears, cleaning, pest control, rubbish removal, change of locks, and repair costs.
The hearing took place in [Event location suppressed] on 17 September 2024. [The landlord/s] attended the hearing by phone, with the consent of the Tribunal. There was no appearance by the tenant.
The tenancy began in September 2023. In late April 2024, Ms Ngawhika told [The landlord/s] that she had to leave the property because of safety concerns. She did not give 28 days’ notice as required.
[The landlord/s] re-took possession on 19 May 2024. The landlord’s rent record establishes rent arrears of $5,860.00 to 19 May. Ms Ngawhika is liable for rent to that date.
At the end of a tenancy the tenant must return all the keys, remove all rubbish, and leave the premises reasonably clean and tidy. 1
[The landlord/s] provided photographs showing the condition of the premises at the end of Ms Ngawhika’s tenancy.
The premises were left untidy. The keys were not returned. The tenant left rubbish and abandoned belongings inside and outside the unit. There was a flea infestation at the premises.
The claims for carpet cleaning, pest treatment, rubbish removal, and change of locks are proven. Invoices were provided for all of these costs.
[The landlord/s] carried out the cleaning herself. Having regard to the landlord’s photographs I will award $480.00 for cleaning, representing 16 hours at $30 per hour.
The bathroom door had been forcibly removed during the tenancy and the door jamb was split. The cost of repairing the door jamb and reinstating the door is proven.
The claim also sought the cost of replacing the bedroom door handles / locks, but I was not provided photographs showing this damage. I will not award this cost.
The landlord has been successful in this application, and I must also award the landlord the filing fee of $20.44. 2
The landlord sought name suppression. Name suppression is granted on the grounds that the landlord has substantially succeeded in the proceedings. 3
The bond was applied to rent arrears during the tenancy with the tenant’s consent.
