The landlord attended the hearing which was held by teleconference. The tenant was unable to be contacted on the phone number specified in the Notice of Hearing, which was duly served.
The landlord has applied for rent arrears, compensation, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent?

An Order was made on 24 May 2024 in application 4810081, ending the tenancy effective 6 June 2024 and quantifying the rent arrears owed to 24 May 2024.
The landlord’s evidence is that enforcement of that Order was required, and possession of the premises was obtained on 26 June 2024.

An unregistered car was left at the premises by the tenant. The landlord’s enquiries indicate that it may have a parts value of between $200.00 to $350.00. The landlord may sell the vehicle and apply the proceeds against the debt owed by the tenant.
The landlord has provided an inventory of the belongings left at the premises by the tenant. The landlord has also provided some evidence showing the potential values of some of those items.
I am satisfied that in terms of s.62A(2), the value of those goods is less than the cost of storing, transporting and selling them and the landlord may dispose of those goods as it sees fit
The landlord has provided a quote for having the premises cleaned. Having regard to the exit inspection photographs showing the condition of the premises at the end of the tenancy, I am satisfied that the quote represents the actual and reasonable cost for having the premises brought to a reasonably clean and tidy condition.
The landlord has also provided a quote for lawns and garden work for $603.75. Again, the photographs show that the grounds were not left in a reasonably clean and tidy condition.
The work for which the quote was provided includes the cost for cutting back shrubs and overgrown trees, which appears to be beyond the tenant’s obligation to keep the gardens reasonably clean and tidy. The compensation awarded for that work is accordingly less than the estimate provided
Because [The applicant/s] has succeeded with the claim I must reimburse the filing fee.
