The Bond Centre is to pay the bond of $1,600.00 (3030389-018) to Northland Circle Real Estate Limited Trading As Ray White As Agent For Beren Knox immediately.

Reasons

The landlord’s representative attended the hearing held remotely today. The tenant did not attend by video link, so I made several attempts to telephone her. The tenant texted the landlord to say she wished to participate. I made more attempts to call her, as did the landlord, however all calls went to voicemail.
The Tribunal may continue with a hearing in the absence of a party, and I chose to do so in this case as the hearing time has been allocated for many months.
If the tenant disagrees with the order, can show she was unable to join the hearing, and provides evidence that could change the outcome, she can apply for a rehearing. This must be done within five working days (see the last page of this order for details). The application
The landlord has applied for rent and water arrears, compensation and refund of the bond following the end of the tenancy.
A previous order was made on 29 July 2024 by agreement of the parties under application 4892320.
The tenancy then ended on 12 August 2024.
The landlord has provided rent records and water rates invoices which prove the amounts owing up to the end date.
The previous order is incorporated into this order. I have calculated the additional rent and water rates owing after the date of the previous order and award these now.
I also award the amount paid by the landlord to remove rubbish and unwanted belongings left behind.
The claim is successful so the filing fee must be awarded.
The bond is refunded to the landlord and the balance payable by the tenant.
