The tenancy was a fixed term tenancy ending on 12 October 2025. The tenancy was found abandoned and, on 17 February 2025, the landlord obtained a Tribunal order for the possession of the premises with immediate effect (application number 5151943). When a tenant abandons a fixed term tenancy they are liable for rent until the end of the fixed term or until a new tenant is found, whichever is the earlier: section 61(3)(b) of the Residential Tenancies Act 1986 (the Act). A tenant is also liable for the reasonable costs incurred to find a new tenant.
