How much is owed for rent?

The tenancy ended on 30 April 2025. The landlord provided rent records which prove the amount owing at the end of the tenancy - $1,750.00.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The photographs show that the tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish. The tenant accepted that she had had insufficient time to clean all of the premises and remove all of her belongings when the tenancy ended.
I have reduced the amount claimed for cleaning from $523.83 to $425.00 to take into account that a tenant is required to leave premises reasonably clean, and not as clean as is required for a new tenancy.
The invoiced cost of rubbish removal is accepted - $811.00.
I also accept that the carpet was stained during this tenancy and so the tenant is required to pay the invoiced cost of cleaning the carpet - $170.00.
The tenant accepted that she did not return the keys. She is therefore required to pay the invoiced cost of getting the locks and keys replaced - $179.98

Is the tenant responsible for the damage to the premises?

A landlord must prove that damage to the premises occurred during the tenancy and is more than fair wear and tear. If this is established, to avoid liability, the tenant must prove they did not carelessly or intentionally cause or permit the damage. Tenants are liable for the actions of people at the premises with their permission. See sections 40(2)(a), 41 and 49B RTA.
The damage to the heat pump was careless. The tenant advised that her children had caused the damage by pulling clothes off a hanger that was hooked on to the heat pump ‘fins’.
I am ordering the tenant to pay the depreciated cost of a new heat pump because I accept that new parts for the heat pump could not be sourced. The depreciated amount is $692.00. Filing fee reimbursement
I am ordering the tenant to reimburse the filing fee to the landlord because the landlord was substantially successful with their claim against her. C ter Haar 28 October 2025
