The landlord produced water invoices for the tenancy. The invoices total $800.63. The tenant was to pay $15.00 per week to go toward water invoices. The landlord said that the amount received was only $5.00 per week.
The tenant produced a letter from Work and Income NZ dated 15 October 2024 advising that from 23 October 2024 payments of rent and a utility payment of $15.00 will be paid to the landlord. This is in line with the information provided by the landlord.
The amount paid by the tenant toward water is $460.00 leaving an amount owing of $340.63 which is ordered.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986. The tenant is required to replace worn out smoke alarm batteries during the tenancy. See section 40(1)(ca) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
The tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish. There was a considerable amount of rubbish as shown in the exit report.
The landlord claimed for replacement of the curtains in the lounge as they were missing at the end of the tenancy.
The landlord claimed for carpet cleaning.
The amounts ordered are proved.
I have reduced the landlord’s claim in respect of the bathroom mirror because the mirror was in a bad state at the beginning of the tenancy. I have also reduced the claim for repair of the bathroom light because the cost sought is excessive and more like the cost of replacement, but there was no evidence that that was required.
The landlord claimed $50.00 for replacement of a smoke alarm, but only one alarm was in the tenancy (as per the tenancy agreement) and the tenant should not need to pay for the landlord complying with smoke alarm regulations.
Because [The applicant/s] has substantially succeeded with the claim I have reimbursed the filing fee. For the same reason the landlord’s name is suppressed as sought.
