The landlord provided a series of photos the evidenced the need for cleaning and significant rubbish removal/disposal of items. Invoices established the cost and these appear reasonable as assessed against the photos.

The landlord also claimed the carpet required cleaning and deodorising after a puppy was introduced into the tenancy with a resulting legacy smell. The condition of the premises and the legacy after the removal of all the items left justify the exercise. Deodorising appears necessary based on the landlord’s submission. The carpet cleaning invoice for $157.87 is awarded.

The invoices amounts are accepted but adjustments were made reducing the total due to two replacements made and included in two invoices (toilet seat and bathroom door latch). This is because neither were proven as being more than wear and tear (see below regarding wear and tear).
