I was provided with a copy of an inspection report completed by [a real estate inspector] in November 2024. The report is clear and detailed. At that time, the property was in a reasonably tidy and undamaged condition.

The only evidence of the condition of the premises after the tenant abandoned the tenancy is some photographs taken by [The landlord/s]’s contractor.

The photographs show the rubbish left behind. That part of the claim is proven.

The photographs show damage to an internal door. That part of the claim is proven.

The photographs do not show: a. Damage to the walls. b. Damage to the ranchslider. The ranchslider can be seen in several of the photographs but all of the glass appears to be intact. c. The need for carpet cleaning. The carpet needs a vacuum, but it is not obvious from the photographs that professional carpet cleaning was necessary. The carpet cleaning invoice refers to blood stains, but none are visible in the photographs provided.

Cleaning (partial). The claim seeks $410.00 for cleaning. The handful of photographs of the inside of the house show that some cleaning was required, but the evidence doesn’t support the amount claimed. I will award $140.00 for cleaning, representing four hours at $35 per hour. d. Pest treatment cockroaches (partial): The November 2024 inspection report noted that there had previously been a cockroach infestation at the premises, but at that time the premises seemed relatively cockroach-free. Management of pests is a joint responsibility of landlords and tenants. It seems that the tenant failed to let [the landlord/s] know that the cockroaches had returned. In the circumstances I will hold the tenant liable for half of the pest treatment cost.
