Reasons

Both parties attended the hearing on 24 October 2025.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy. Outstanding rent and water rates
The tenancy ended on 15 May 2025. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.
The tenant did not dispute the amounts owed.
Accordingly, I order the tenant to pay the landlord $3,400.00 for rent arrears and $44.61 for water rates. Cleaning fees
At the end of the tenancy the tenant must leave the premises reasonably clean and tidy.
The landlord claimed that the premises was not left reasonably clean and claimed $368.00 for the vacate cleaning and $241.50 for carpet stain removal.
The tenant had paid $2,500.00 for the final exit cleaning and had presented photos to show that the premises was left reasonably clean.
I agree that mostly the premises was left reasonably clean.
However, having seen the photos presented by the landlord, I find that there were certain parts of the premises that were not left reasonably clean.
For the carpet cleaning, I find that the landlord has proven the need to call for stain removal.
I order the tenant to pay the landlord $150.00 for the final vacate cleaning and $241.50 for the carpet stain removal. Damage claims
For damage claims, a landlord must prove that damage to the premises occurred during the tenancy and is more than fair wear and tear. If this is established, to avoid liability, the tenant must prove they did not carelessly or intentionally cause or permit the damage. Tenants are liable for the actions of people at the premises with their permission.
The landlord sought compensation for having to paint walls and 3 doors, repairing a chipped tile in downstairs ensuite shower and wall touch up from May 2024.
The tenant disputed the liability and the costs associated with the claims except for the need for a touch up from May 2024.
However, having seen the photos and having checked the dates of when they were taken, I am satisfied that the landlord has proven the claims.
I find the damages to have been caused at least carelessly.
I order the tenant to pay the landlord $747.50 to paint walls and 3 doors, $690.00 for chipped tile in the shower ensuite and $345.00 for the wall touch up from May 2024. Filing fee reimbursement
Because the landlord has wholly succeeded with the claim, the tenant must reimburse the filing fee.
