The tenant did not attend the hearing. I called his mobile number twice. Both calls went to voicemail.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

The tenancy ended by Order of the Tribunal. The tenant did not vacate. The landlord obtained possession, with assistance from the bailiff on 29 May 2025. The landlord provided rent records to prove the amount owing from 12 to 28 May 2025. The landlord also provided a receipt for bailiff charges. I award those amounts.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must vacate the premises, leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(i)-(v) Residential Tenancies Act 1986.
The tenant did not vacate the premises or leave the premises reasonably clean and tidy, and did not remove all rubbish. The lawns were not mowed. The tenant did not return the keys.
The landlord provided evidence of steps taken to remove the tenant’s possessions from the premises (after giving him and opportunity to do so), store those items, clean the premises, remove rubbish, rekey the locks and mow the lawns. The landlord provided photographs, invoices and receipts. The amounts ordered are proved.
As the landlord was the successful party, I have awarded reimbursement of the Tribunal application fee.
