How much is owed for rent, water rates, and broadband?

The tenancy ended on 9 October 2025 the date the landlord’s new tenants’ tenancy began.
The landlord provided rent and water records, and Ms Harris gave evidence which proved the amounts owing at the end of the tenancy for rent and water.
The tenants were on a fixed term tenancy which was due to end at the expiry of 31 May 2026. Their weekly rent had been $730.00 per week. However, the weekly rent for new tenancy, which is also for a fixed term, is only $690.00 per week. The lower weekly rent is due in part to the tenants leaving the unit in a damaged state.
Consequently, for the period 10 October 2025 to 31 May 2026 the landlord has and will incur a loss of $1,337.14 being the $40.00 per week deficit in weekly rent. I make an order for the reduced rental income.
The tenants were required to reimburse the landlord for the cost of broadband. They still owe the landlord $195.00 for that cost.

The landlord seeks compensation for damage to the premises. The landlord claims that the tenants left the premises open which allowed pigeons to take over the unit. Their droppings ruined a mattress and the carpet in one of the rooms.
To succeed in a damage claim, the landlord must prove that damage to the premises occurred during the tenancy and is more than fair wear and tear. If this is established, to avoid liability, the tenants must prove they did not carelessly or intentionally cause or 1 Residential Tenancies Act 1986 (RTA) s 40(1)(e). permit the damage. Tenants are liable for the actions of people at the premises with their permission. 2
The landlord’s photographs prove that during the tenancy, the mattress and the carpet in one of the bedrooms were ruined. The damage is more than fair wear and tear and the tenants have not proved that they did not cause the damage carelessly.
The landlord provided a quote to replace the carpet. The mattress was virtually new. An equivalent mattress (on “Black Friday” sale today) will cost the landlord $2,799.00.
I make orders for these items as set out in the order above.
I decline to deal with other damage claims because the landlord does not have supporting quotes. Landlord’s break-lease expenses
The tenants ended the tenancy early.
Landlords are entitled to recover from the outgoing tenant any expenses reasonably incurred by the landlord in respect to the termination. 3
I am satisfied the landlord incurred expenses for advertising and other relevant matters in the amount of $375.00. Filing fee
