Order
- Asha Devi Jagdish must pay Realty 2000 Limited T/A LJ Hooker Pukekohe as agent for Michael & Joanne Van Breugel $3,952.28 immediately, as calculated in the table below:
- The Bond Centre is to pay the bond of $1,240.00 (BN-00163155) to Realty 2000 Limited T/A LJ Hooker Pukekohe as agent for Michael & Joanne Van Breugel immediately.
Reasons
- The landlord attended the video hearing. The tenant did not attend, and the hearing proceeded in their absence.
- The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
How much is owed for rent and water rates?
- The tenancy ended on 10 November 2025. The landlord provided rent records and water rates invoices which prove the amounts owing of $3,720.00 for rent and $643.97 for water at the end of the tenancy.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The landlord says that the property was not left clean and tidy and they claim for invoiced cleaning costs of $800.31. This comprises $336.86 for a shower glass restore and $463.45 for general cleaning throughout the property. Extensive evidence, including photographs have been provided in support of the claim.
- On review of the evidence, I am satisfied that the tenant did not leave the premises reasonably clean and tidy.
- The amounts ordered are proved.
- Because Realty 2000 Limited T/A LJ Hooker Pukekohe as agent for Michael & Joanne Van Breugel has wholly succeeded with the claim I must also reimburse the filing fee. R Harvey-Lane 05 March 2026
