- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy and remove all rubbish. See section 40(1)(e) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
- The photographs produced by the landlord show that although some cleaning had been done, the kitchen and bathroom required further cleaning. The landlord submitted an invoice for $278.75 for cleaning.
- The tenant left some items in the house. The landlord submitted an invoice for $167.21 for removal of some furniture inside the house and garage and dumping fees.

- The tenant had also removed a door from its hinges, taken the rangehood cover down, and a number of lightbulbs needed to be replaced. I am satisfied that this is more than fair wear and tear. The landlord submitted an invoice for $171.24 for replacing the lightbulbs and screws, rehanging the door and also for putting the rangehood cover back on.
- The amounts ordered are proved.
- Because Bartley Real Estate Limited As Agent For Peter Wing Shun Lee has wholly succeeded with the claim I must reimburse the filing fee.
